Property Improvement Grants

Property improvement grants received by developers for renovation projects can be treated as either a reduction to the cost of improvements or recorded as income, depending on the grant terms and accounting standards. Understanding the proper treatment ensures accurate financial reporting and tax compliance for rental property ventures.

I’m a book-keeper and have a new client who is a property developer.

He has just received a grant for a property which he is renovation (and will later rent out) and I’m not sure how to treat the grant.

Should it be “offset” against the actual cost of the improvements or shown as income??

If anyone has any ideas I’d be most grateful.
